– in the former Queen Elizabeth School -196 Ontario Street

-located on the corner of Ontario St and Queen St

-which is one block west of the Tim Hortons near Memorial and John.

 

 

The building is solid concrete and brick over a steel infrastructure

-every wall and floor is exactly straight and true. The first two levels are bi-level style.

The roof has been entirely replaced with a new rubber membrane and double the required insulation. Inside the existing concrete and brick

– the exterior walls have been completely house wrapped (stops all potential drafts)

– firestopped

– wood studded-insulated with 6" pink batt type insulation

– then vapour barriered and drywalled. Demising (apartment separation) walls are double 5/8" drywalled

– firestopped and with resilient bars(sound barrier strips) and another layer of 5/8" drywall.

Two brand new-state of the art-hot water condensor boilers have been installed with low wall radiation (similar looking to electric baseboards) through each suite and the entire building. Each suite has it's own heat control thermostat. All new sewer lines and vents.

All new hot and cold water lines throughout along with a new commercial hot water tank.  Completely new wiring throughout the entire building with 100 amp panels in each suite. Even a completely new power supply -underground- from the street.

Complete new fire smoke and heat detection system connected to City Emergency Services.  All new windows-low E argon filled-single hung (slide open from the bottom). A rooftop makeup air unit distributes temp controlled fresh air in and out of each suite continuously– day and night. Every effort has been made to make this a healthy and environmentally friendly building. Some examples are;

– the huge windows that allow so much natural light into each suite

– good for plants and good for people.

– laminate and tile flooring that doesn't trap dirt and allergens like carpet.

– fresh air exchanger– providing continuous fresh air-and no condensation on walls and glass from cooking or showering and therefore no mould.
